The Maintenance Technician is responsible for maintaining in excellent repair all property equipment, buildings and grounds. Duties may involve but are not limited to HVAC, plumbing, floor replacement, painting, drywall and texture work, tile installation and appliance repair, exterior decks and stair replacement and boiler maintenance. Proactively do whatever necessary, in accordance with Company policies and procedures, to ensure guest satisfaction.

Essential Duties:

Perform routine preventive hotel maintenance to ensure that equipment continues to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.

• Repair or replace defective equipment parts.
• Repair, replace woodwork, doors, trim, and windows.
• Repair, sand, texture and paint walls, trim, woodwork.
• Inspect drives, motors, and belts, check fluid levels, replace filters, and perform other maintenance actions, following checklists given by supervisor.
• Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
• Assemble, install and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
• Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
• Record maintenance and repair work performed (in line with Company procedures) and the costs of the work.
• Clean and lubricate shafts, bearings, gears, and other parts of machinery.
• Dismantle devices to gain access to and remove defective parts.

Required Skills, Knowledge, and Abilities:

• HVAC certification, general plumbing, woodworking and electrical knowledge.
• Strong general “handyman” skills: carpentry, plumbing, electrical, grounds keeping.
• Know emergency procedures, Material Safety Data Sheet (MSDS), safety precautions and safest work habits.
• Time management.
• CORE COMPETENCIES:Ethical, energetic, Skilled in the use of hand and power tools, safety focused.
• Be knowledgeable about your Property’s layout, facilities and services so that you can answer questions from Guests.
• Know emergency procedures, Material Safety Data Sheet (MSDS), safety precautions and safest work habits.
• Able to work a varied schedule including holidays, weekends and nights as the business dictates.
• Good communication skills.
• Valid driver's license.
• Able to clearly communicate to employees, Guests, vendors & Corporate Executives.
• Able to work a flexible schedule.
